The Perfect Property Launch Plan

Once you have decided to sell your property, what can you do to make sure that when you launch your home to the market, the market is actually going to notice? 

Here’s our 3 step formula to make sure your launch goes with a bang:

1. Decide on a launch date –the best launches need careful planning and there’s some preparation work to do if you really want to go to hit the ground running.  I find the best launch days are Thursdays and Fridays, so they hit email inboxes in time to book weekend viewings.  Plan to launch around 10 days ahead, so your agent can start marketing earlier.

2. Write a headline – a good agent will do this for you, but your input will usually be much appreciated! A good headline needs to be snappy, concise and impactful.  Grab interest with something different like ‘Calling all aspiring authors’ or ‘The perfect home for dog lovers’ or even ‘Good news – your dream home is now available!’

3. Launch day – make sure you’re available for viewings, not just that day, but for the weekend.  If your agent has keys and will be doing your viewings for you, make sure your house looks absolutely perfect to a viewer. Buy fresh flowers, change bedding, and open a few windows but keep the heating on low, so it feels warm but aired.

You may find that your all-important first few viewings will result in an offer – possibly the best offer that you will ever get in fact.  That first week is crucial, and getting it right – right from the start - will give you the best possible chance of creating that vital early attention.
