Why you need 3D tour or video to sell your home!

An online tour of your home can really make or a break the decision to view a property. Buyers like to see – in advance - how a house is laid out, and a tour does this for them before they have even stepped through the door.
However, not all agents realise how valuable a selling tool online tours can be.

3D Tours really ENGAGE buyers, and provide the most realistic, immersive way to experience a property on-line. In addition they:
1. Help a buyer see how the house ‘works’, therefore whether it is worth a viewing. Room flow, relative sizes and layout are all factors that a buyer will take into consideration, especially family buyers. They will not want to waste time by viewing properties which just are not suitable for their needs - which also saves you wasted viewings.
2. Help a buyer to visualise the property after the viewing. This can become useful if they are thinking about making layout changes, perhaps knocking down a wall or installing an ensuite, and a tour or floorplan is vital for this kind of thought processing.
3. Make a house seem larger. It is very easy when someone has viewed a house to forget rooms they have seen, or overlook a part of the house altogether. This is especially true of boxrooms, or areas that are not being fully utilised, like storage rooms. I find that homes with 3D interactive tours receive a HUGE amount of exposure the market - in some cases getting at least 300% more activity than homes without. Your property should be the an ALWAYS-ON OPEN HOUSE.
